That seems to be the question lots of people are wrestling with these days with interest rates still near historic lows and the housing market continuing to gain strength in most communities. If making a move is on your list of 2016 goals or resolutions, you might be wondering whether it makes more sense to rent a new place in the Denver Metro area, or to buy a Colorado home.

 While each option has its advantages and disadvantages, the decision to purchase a home as opposed to renting is a complicated one and really depends a lot on your individual circumstances. In a market as hot as Denver, both home prices and rents are bound to keep going up.

We all heard that the Federal Reserve raised its benchmark interest rate yesterday. If you're planning to buy a home soon, put down that can of Dinty Moore stew and climb on out of your doomsday bunker. The sun will indeed come up tomorrow. Your mortgage rate is not directly tied to that Fed rate.

I think this article does a good job of explaining why the Fed Rate isn't really relevant to mortgage rates and gives some good insight on what might lie ahead:

So if it's your life's ambition to geek out financially, watch the yield on the 10-year note. That is the one indicator that mortgage rates tend to follow. (The key word is "tend". It's not fail-safe.)

I'd say this is something that you don't see everyday, but there are neighborhoods west of Denver where seeing elk is not all that unusual. We were driving into Willow Springs and saw this guy.

The really cool thing about this is that you don't have to go all hermit and isolate yourself to live among elk (and deer and other wildlife). Where I'm standing is 30 minutes to downtown Denver. You can work and play in the city all you want, then come home to this. It's not an "either/or".

By the way, check out how the elk totally nails his cue when I say, "Elk." That's talent. Even though they overindulged at craft service, the elks were all business on set.

Denver Area Housing Inventory Up Year Over Year

Prices Remain Strong

According to REcolorado, Colorado’s largest MLS and the provider of the re-designed, the housing market in the Denver metro and surrounding area continued to experience typical fourth quarter softening. Inventory levels remained up as compared to last year, with average sales prices remaining steady.

November ended with 6,954 active listings on the market, a seasonal month-over-month decrease; however, a welcome six percent increase as compared to last year. As expected, sellers brought new listings to the market at a slower pace in November. During the month, 3,686 new listings came on the market, 15 percent higher than November 2014.

You probably don't know about Willow Springs and Willowbrook. I'd never heard of it until I saw it on the map about 15 years ago. Well, now you do, and you need to see it for yourself.

One thing that deserves more attention than I had time for in the video is their private trail system. There are 800 acres of open space here with incredible views and varied terrain. These trails also tie into Ken Caryl Ranch's 4,800 acres of open space and 35 miles of trails. You can spend an entire day hiking, biking or on horseback and feel like you have the entire thing to yourself. It's one of the best neighborhood "amenities" you'll find in all of Denver.
